WESLEY PLACE

One of our Social Family Housing projects – Wesley Place – is located on the 400 block of Broadway Avenue South.  These 18 units are a mix of three and four-bedroom duplexes in a quiet, residential area, only one block from Maude Burke School (Pre-Kindergarten to Grade 6), and half a block away from a public playground.
Each unit is unfurnished except for a fridge and stove.  Laundry equipment is available in each unit for a small rental fee, based on family size.  Large bedrooms and a full bathroom are located on the upper floor.  Large kitchen, dining and living room areas are located on the main floor.  The full basement can not be used as living space; however it provides great storage.  Each unit has parking for one properly licensed and roadworthy vehicle.  The large, fenced yards and garden areas have private patios and storage sheds (ideal for bicycles, barbecues, and other seasonal items.)
Tenants are responsible for the care of all interior and exterior areas during their tenancy.  The units must be maintained according to reasonable health and sanitary standards, and tenants are responsible for any damage that they or their guests have caused.  Regular weekly maintenance includes washing floors, cleaning appliances, taking out the trash, replacing light bulbs, cutting grass, keeping gardens free of weeds, shovelling snow from sidewalks and parking areas, etc.  For those tenants who do not have the necessary tools, the Melfort Housing Authority has an equipment loan program for lawn and garden maintenance.
Applicants must qualify according to Saskatchewan Housing Corporation’s policies and guidelines for Social Housing.  Income limits must not exceed the Saskatchewan Household Income Maximums (SHIMs), and the asset limit for Family households is currently $50,000.  Rent is calculated at 30% of monthly household income.  Security deposits in the amount of $326.00 are collected for each unit.  Tenants may qualify for employment and/or heating allowance deductions.
Tenants are encouraged to purchase insurance so that they are protected in the event of a fire or other incident.  Wesley Place, and all Melfort Housing Authority properties, are non-smoking, and pets are not allowed.
